David Maldonado & Associates Selling Guide gives our clients an overview of the selling process from beginning to end.
This consultation will allow us to meet and discuss your expectations, including the desired timeline for selling your property. I also wish to better understand you and your family’s goals. We will view your property together and gather as much information as possible. We will also have an opportunity to discuss strategies that add value, such as decluttering, deep cleaning, staging and landscaping. This will help optimize your property’s value. There are many simple/low-cost upgrades that may be made and together we will prepare your property before we put it on the market.
During this consultation we will also be presenting our Comparable Market Analysis (CMA), which will show current data of your local market’s SOLD Listings, ACTIVE listings, and WITHDRAWN Listings giving us insight into the price point of your property, as well as the average days on market. We will give our opinion of where we believe the price should be, based upon the market, and together we may come to an agreement on Listing Price. Our contracts are 6 months and 6% commission (3% given to buyer’s agent). There is also a $395.00 Regulatory & Storage Fee for Re/Max Defined.
