7 Steps to Buying a Home

We talk about the criteria and cities/areas you are looking for and get you set up on the MLS search. If you are interested in other properties outside of that criteria or FSBO (For Sale by Owners) you may contact us and we will set up private showings for those properties. Then we go shopping!.

We get you Pre-Approved! This is a longer process than most people realize. We will not be able to make an offer or even know your purchase price until this is accomplished. we may recommend local lenders or you may contact your own directly. We will communicate with the loan officer during the entire purchasing process making sure no unforeseen issues arise.

We will provide you with all the SOLD/ACTIVE comps in the area in order for you to see the local market sales compared to the property you are purchasing. This will give us a realistic view into the current market pricing, as well as the average days on market. With this information, along with all the property information we provide, we will come up with an offer that you feel comfortable making, along with an EMD (Earnest Money Deposit) payment and other negotiation tactics that may be used.

Within our contracts at RE/MAX Defined there is a 7-day inspection period for our clients, unless otherwise re-negotiated. We like to give our clients sufficient time to inspect the property thoroughly. We will recommend local inspection companies or you may choose your own company. We will also personally attend the inspection to offer our expertise in looking for issues that may require future maintenance.

Once the contract is accepted the paperwork moves forward to the Title Company. They will run a background check on the title of the property and make sure it moves from the current owner to your name with no issues. If issues do arise, the title company will reach out to the seller in order for them to fix the issue and move the deal forward. The title company also handles the closing and check disbursements to all parties.

After the Inspection Period we move onto the Appraisal Period. The lender will send an appraiser to appraise the value of the property. This process is done by the lender to protect their investment. If the property appraises at the accepted offers value, we move forward and setup a closing date.

Prior to closing the money will be wired to the title company. Everyone meets to sign the paperwork and checks are dispersed to all parties. MOVE INTO YOUR NEW HOME!

Commission: Our Commission is paid by the seller! WE WORK FOR YOU FOR FREE!! The only cost incurred is $395, which is a Regulatory and Storage Fee paid to RE/MAX Defined.

Realistic Expectations: Please be aware that deals do fall apart in real estate. We want you to be as informed and educated as possible throughout the entire process but you also need to be realistic. We do not want you to lose out on the property you love. Remember, HGTV is not real!

Our Goal: Our ultimate goal is to find you and your family a home you love. We will do everything in my power to make that happen and will negotiate based on that objective. At the same time, we will be protecting your best interests during the 30-45 days it takes for the sale to close.
